This mixed-use project is the cornerstone of commercial office development in the 44th Street Corridor, on the northeast and northwest corners of 44th Street and Van Buren. Sunbelt Holdings assembled, entitled and then sold the property on the northeast corner to various users, and developed and leased the first two phases of the property on the northwest side, which included 487,000 square feet of commercial office space in four buildings and a 242 all-suite hotel.

One of the first mixed-use properties to be developed in Phoenix, the 80 acre Phoenix Gateway Center is ideally located near Sky Harbor International Airport. Subsequent to development of the Phoenix Gateway Center, the 44th Street Corridor office market gained credibility as viable submarket, and now includes over 5,000,000 square feet of office space.
